Gas piping

Ranges, dryers, fireplaces, water heaters and outdoor lines, run and tested under the same master licence as the plumbing. There's no second sub to schedule and no second invoice to reconcile.

Trim-out and fixture set

Toilets, faucets, tubs, showers and disposals set and tested once the finishes are in. We flag anything that won't work with what's behind the wall before it becomes a walkthrough item.

Water heaters

We size the unit for the house rather than defaulting to whatever's on the truck, and we install tanked, tankless and hybrid. If your buyer has asked for tankless, we'll tell you honestly what the gas line and venting will take.

How do you price a new construction job?

We price based on the plans and broken out by phase, so you can see what each stage costs and what's excluded. On repeat work for the same builder, we price by the unit. Either way, the scope is in writing before anyone starts, which is how scope arguments get avoided rather than settled later.

Do you pull the permits and handle the inspections?

Yes, both. We pull the permits on every job along with the code-required safety items, we call for the inspections, and can be on-site for them. If something needs correcting, we correct it and get it re-inspected.

Do you supply the fixtures or do we?

Either. Plenty of builders hand us an allowance and a spec, and plenty buy their own. If your buyer has already chosen, send us the model numbers early to ensure the rough-in suits the fixture.

Yes, and we'll send them with the proposal.

How far ahead do you need to be booked?

Give us the real start date, and we'll tell you honestly whether we can hold to it. We'd rather turn down a date than take it and miss it.

What's warrantied on a new build?

We provide a 1-year warranty on our workmanship and the materials we supply. Fixtures you supplied carry their own manufacturer's warranty.
